a) State land can be alienated to an individual or body corporate with a lease term of 60 or 99 years with or without an express condition in the title. Before the title is issued, the applicant must pay a premium to the State Authority, usually at the office of Land and Mines (Land and Survey in East Msia). The land alienation premium is usually calculated in consideration of the following five (5) factors:
- Condition of the land
- Approved use for the land
- Term of lease (years)
- Location of the land
- Shape & Size of the land
