Why alienation is the best mode of disposal of State Land?

Below are reasons why alienation is the best mode of acquiring a land:

  1. Proprietor gets the title to the land, this resembles ownership in law,
  2. Period of ownership is long, Leasehold of 60 or 99 years or Freehold or perpetuity,
  3. With the title issued in proprietor's name, the ownership is certain in law, and thus able to develop, invest or charge for bank financing,
  4. With the title ownership, any future acquisition under the Land Acquisition Act, compensation as a way of settlement is recognized by law,
  5. As title is issued to the proprietor, the land is able to be transacted to a third party. Of course, the land has to be free from encumbrances, e.g. expressed restriction in interest as issued in the title.
