a) Pitch Roof versus Flat Roof
Therefore, flat roof is not entirely 'flat'. There is still gradient for water to run.
The reasons that pitched roof is preferred in Malaysia are as below:
- Rainfall in equatorial climate is heavy. Lots of rain to run and drainage is important. Pitch roof has better drainage than flat roof.
- Due to its flat or gentle gradient, drainage of water is slower, and that cause its maintenance to the higher than pitch roof.
- Having less gradient for the drainage means higher security of water proofing. The water proofing material is also costly. The roof requires a waterproof seal, which must be maintained regularly to prevent leaks and costly repairs. Many flat roof leaks are due to a lack of regular inspection and maintenance, so be sure that you have the time to check your roof regularly if you choose a flat roof for your property.
- Cost. Although pitch roof is more expensive to build (mere area is more), however, due to flat roof being more difficult to maintain and repair cost being more, in the long run pitch roof is more cost effective in our climate.
- From the perspective of design, pitch roof has more structural and stability than flat roof. A building with pitch roof has more viewable area in look than that of a flat roof. However, flat roof is also in fashion especially for taller buildings, like 2 and 1/2 storey semi-D, or condominium.
